Whilst considering the content for this article I thought it would be interesting to look back nearly four years to the first article for the Nova in February 2014, just starting out as an independent valuer within the property industry. My desire to help clients has always been and will continue to be based on honest, straightforward uncomplicated advice; this is how I set my intentions out when I first started on my own.
I was looking to help clients offering my own independent opinions relating to their property, at a modest cost, or something they may have been hoping to buy without the sway of an agent who would quite rightly have it in their mind that at some point they could be earning a commission from this party. I like to tell people what I see and not what they want to hear and hopefully my clients, to date, will have been happy with the advice I have offered.
My field of work has expanded beyond my original thoughts, not only in respect of the type of work that I do but the geographical area that I am covering. Initially I expected to be dealing with property within a relatively close proximity of Newport but I have undertaken jobs as far afield as Newcastle Under Lyme, Alrewas, Derby, Kingswinford, even Anglesey, but, as regular readers of my article may recall, sadly there was no site visit required for this latter instruction. I further enhanced my work by qualifying as a domestic energy assessor for established homes and this is also proving a fruitful additional string to my bow.
My range of services has also widened, in particular relating to preparation of Land Registry compliant plans and associated land measurement. I have a number of solicitors and estate agents who come to me on an on going basis to undertake such work and have found a niche market where there are very few parties who undertake such work at a reasonable cost. I find that an increasing number of property professionals are coming to me for this type of job together with associated boundary identification matters and valuations.
