Late Arrival
Having anticipated the start of spring in my previous article we have had a delayed spring with another cold snap as I write. It looks as if the hedgerows will not be in full leaf until April but nature does have a habit of catching up quickly.
The weather doesn’t always have a major issue on the property market unless we are under a blanket of snow, and certainly, property in the lower price range of up to three bedrooms is presently experiencing a lot of activity with an abundance of sales. Larger homes are more difficult to sell as many homeowners are aware of the cost of heating and lighting their houses. Government support has been extended here for another three months. I am sure that the summer months will see greater activity for sales of these properties.
Although the prices of gas and oil have come down on the global markets we are still suffering from high inflation which puts pressure on finances and ultimately on mortgage payments. There is a little light at the end of the tunnel as it looks as if fixed-rate lending costs are coming down and this will help people plan their spending over the months.
The activity within the market keeps me busy working on behalf of various agents but I have also had a significant increase in the number of Land Registry compliant plans which I have been instructed on. Most of these are relatively close to home but I am shortly off for a trip to Worthen, south of Shrewsbury and have also had a recent enquiry for a job in Wolverhampton. Many of these jobs either involve pegging out a section of garden or field to be sold or checking that the boundaries are correct on a piece of land being transferred in ownership. It is a very varied type of work and you never really know what you are going to be faced with. A job may look straightforward on paper but when I arrive on site things may be very different. It is amazing how many times I get to a job and find that there is some kind of anomaly with the plans, be it the title plan or other.
